UOL Group's Kheng Leong Buys Singapore Property from Far East Consortium for $158M
Far East Consortium, a Hong Kong-based developer, has sold a central Singapore apartment building for S$213 million ($158.3 million), making an 8 percent profit from its purchase from US private equity giant Blackstone in 2018. The buyer was Kheng Leong Co, a local residential developer owned by the Wee family that controls SGX-listed builder UOL Group and United Overseas Bank (UOB).
The property, 21 Anderson, is a freehold apartment block in the upscale District 10, with 34 residential units and a total gross floor area of 87,000 square feet (8,083 square metres). The developer paid about S$2,448 ($1,819) per square foot of GFA for the project, which was being renovated when Far East Consortium bought it. It is near Orchard Road, the city-state's main shopping district, and opposite Nouvel 18, a joint venture of City Developments Ltd and Wing Tai Holdings. The deal is believed to have been brokered by Sakal Real Estate Partners founder Steven Ming.
21 Anderson has changed hands five times in the last 13 years, with Blackstone buying it from Richard Yue's Arch Capital in 2014 for S$164 million.
The demand for ultra-luxury homes has risen this year in Singapore, with more than nine apartments sold for more than S$5,000 per square foot in the first half of 2021, according to CBRE. In April, the Tsai family of Taiwan's Want Want China Holdings paid S$4,827 per square foot to buy Swire Properties' Eden project, which is a 10-minute walk from 21 Anderson. CBRE said that the reopening of the borders this month could bring more foreign buyers to the luxury housing market, which could boost prices further.
